Local housing leadership is well educated and cognizant that not all households can afford, nor even desire, single-family detached housing.  The Commission supports increased diversity of housing types (owned or rented) for a range of income levels.

Silver Lakes Court is Madison's only gold-certified LEED development.  This 2014 LIHTC development added 44 senior housing apartments.

Announced November 2022, this future LIHTC development will have 60 townhouses for a mixture of income levels.  As approved, Carmichael Commons will be similar in appearance to Harmony Greene, Pooler, GA.

A BLEND OF INCOMES - CARMICHAEL COMMONS 

Madison's GICH team proudly awarded their 2022 housing point to Carmichael Commons.  As a respectful housing partner, Woda Cooper Companies responded to the team's request for a blended income complex. While still income-qualified, this 60-unit townhouse complex will include: 6 market-rate units, 42 moderate-income units, and 12 low-income units.  The complex will also include a fenced community garden as well as a outdoor gathering area and dog park.  Also of note, an adjacent 4 acres will be donated for a future neighborhood park.

HOUSING FOR WORKING FAMILIES - CANAAN CROSSING 

GICH awarded their 2019 housing point to Canaan Crossing, a return investment for workforce housing by Parallel Housing and The Woda Group on land owned by the Downtown Development Authority.  The 60-unit complex includes a mixture of 1,2, and 3 bedroom apartments and 2 and 3-bedroom townhouses.  The complex has includes a playground, community garden, community room, and laundry facilities.  Rent is controlled and includes garbage service (utilities are not included).  The complex is income-qualified.

GICH is grateful to our Downtown Development Authority, bringing seniors-only housing from Parallel Housing and The Woda Group.
